Rules of Use– Cortijo El Álamo I y II

Before Arrival
If, upon arrival, you notice any issue, please inform us immediately so that it can be resolved as soon as possible.

Capacity and Visitors
Cortijo El Álamo I: base capacity 20 guests, maximum 25 (5 extra beds).
Cortijo El Álamo II: base capacity 20 guests, maximum 25 (5 extra beds).
No more guests than those contracted may stay at the property (including children).
Day visits by non-registered persons are not permitted without prior notice.
Any visit must be communicated to the owner in advance and the corresponding supplement paid.
Failure to comply with this rule may result in early termination of the stay.
Overnight stays by guests count as accommodation places. Always consult the owner before inviting third parties.

Coexistence and Quiet Hours
Please respect the neighbors and the rural surroundings.
Quiet hours: 23:00–09:00. Noise, loud music, and parties are prohibited.
Bachelor/bachelorette parties or similar events are not allowed unless previously agreed and arranged with the owner.

Areas and Facilities
Access to facilities not included in the accommodation is prohibited unless expressly authorized and accompanied by the owner or staff.
Speakers or music devices may not be used outdoors (patios, pool area, parking) above 40 decibels from 23:00 to 09:00.
Professional audio equipment (drum kits, sound systems, microphones, etc.) is not permitted, and the maximum limit of 40 decibels must always be respected.
Furniture may not be moved without authorization.
The living room fireplace is for heating purposes only (no cooking or grilling). For barbecues, use the outdoor grill.
The washing machine is available only for stays longer than 5 nights.

Pets (if applicable)
Pets must always be supervised and attended by their owners, who must collect all waste.
Please bring your own pet supplies (water bowl, food bowl, towel, brush, food).
The owner is responsible for any damage caused by the pet. The cortijo is not liable for any injury or damage suffered by the pet.

Cleaning, Linen, and Materials
The house is delivered clean and tidy; please maintain order and return it in similar condition.
Bed linen and towels are for personal use only (do not use for makeup removal, hair dye, shoe polish, etc.).
Upon departure, we will check that no items are missing and that everything is in good condition.
Any damage or loss during the stay must be paid for by the guest.

Safety
Bringing hazardous or flammable materials is prohibited.
Do not tamper with electrical or heating systems.
Do not use heaters or heating devices not supplied by the accommodation.
In case of fire, evacuate through the marked exits (fire extinguishers are available).

Check-in and Check-out
Unless otherwise agreed in writing, check-in is from 16:00 and check-out is before 12:00.
Please consult in advance if you need to adjust these times.

Prohibitions
Organizing parties not communicated to the owners or activities that disturb coexistence.
Bringing animals without prior knowledge/acceptance of the owner.
Smoking inside the house.
Bringing in furniture, carrying out works, or making repairs without written authorization.
Using appliances that significantly alter utility consumption without permission.
Fire extinguishers may only be used in the event of a real fire. Misuse of fire extinguishers is strictly prohibited.
Any unjustified handling will be considered a serious offense, and cleaning or replacement costs will be charged to those responsible.

Payments and Cancellation
To confirm the reservation, a 20% deposit must be paid (via Bizum or bank transfer).
The remaining balance will be paid according to the agreed conditions.
Free cancellation up to 1 month before arrival. If canceled within the month prior to arrival, the refund of the security deposit may be affected. Please contact the owner as soon as possible to review your case.

Theft and Responsibility
The cortijo inventories linen and household items; any missing items will be reported and deducted from the security deposit and, if applicable, reported to authorities.
Guests are responsible for the accommodation and their belongings. The cortijo is not responsible for personal property.

Responsibility in Case of Incidents
Guests are responsible for taking care of the facilities during their stay. In case of rain, storms, or wind, they must close windows and doors and protect furniture and belongings to prevent further damage.
Damage caused by negligence or lack of care must be paid for by the guests.
Guests are requested to maintain a respectful and cooperative attitude with the cortijo staff in case of any incident.

Natural Environment and Insects
Both cortijos are located in the countryside, surrounded by nature. The presence of ants, spiders, or other insects is typical of a rural environment.
The accommodation is delivered clean and disinfected, but guests are responsible for maintaining habits of order and hygiene to avoid attracting insects (for example, not eating in bedrooms, not leaving food scraps or trash in inappropriate places, and keeping mosquito nets and curtains properly positioned).
Occasional insects will not be considered a deficiency of the accommodation, but a natural characteristic of the rural setting.

Respect for the Environment, Animals, and Crops
The cortijos include a small chicken coop and plantations of almond trees, olive trees, and a vegetable garden that form part of the owner’s property.
These facilities and crops are not intended for guest use unless expressly authorized.
It is forbidden to break branches, damage or frighten animals, pick fruit or vegetables without permission, or walk on cultivated terraces.
If you wish to taste any fruit or garden produce, you may request it from the owner, who will gladly offer it whenever possible.
Guests are expected to show absolute respect for the animals, crops, and rural surroundings of the cortijos.

Acceptance
Staying at Cortijo El Álamo I and II implies knowledge and acceptance of these rules.
Failure to comply may result in immediate eviction without refund of the unused portion of the stay and forfeiture of the security deposit (if applicable).
